    OK guys, you know I like you and respect you a lot, but I am going to disagree with something you said in here. Of course it depends on the situation, but most of the time I think if the short sale listing agents does get six it should be split 3/3 and let me explain why.

    I had one last year I was the buyers agent, I was working with the buyers seven months and for one reason or another we had got 4 of his offers accepted and they kept running into problems. He was out of state so I spent a lot of time video taping houses and sending them to him to see online. I probably video taped about 80 houses.

    Finally we got one to stick, it was a short sale and during the short sale I had to really work to keep the buyer in the deal. In the end the listing agent got 6% and only gave 2.5% to me. When you think of the time that I had spent with the buyer and they had spent with the seller I can assure you that I had spent as much if not more time getting to the close.

    Dean, what we didn’t cover here is that Fred and Kevin will always consider and actually DO pay the other agent the full 3%, but they only do it when the other agent participates at a high level…kinda the way you outlined above. We should always look for agents that participate in the process, rather than work against us. But, from a business process, it’s necessary to price the deal that way, and incentivize the buyer’s agent to work with, rather than against. Wow, did I say that twice?
