New Agent Builds Massive Business By Focusing On Her Niche With Paige Schulte
Podcast
Interview with Paige Schulte by Kevin Kauffman
Intro
Being a new agent in a new city is an uphill battle people in our industry face, but that doesn’t mean it’s impossible to thrive under those circumstances. The biggest mistake most people make when they come into the game is thinking they need to serve everyone and every area. Our guest, Paige Schulte is special because she applied a completely different mindset and it’s paying off. In less than 3 years, she has built a strong database, deep roots and a $3 million a year business; and she achieved this by choosing a micro-market and niche to work in.
What are tactical benefits of having a niche business when it comes to marketing and knowledge? How do we build deep roots in our local market and use content marketing to grow our database? What kind of content should we be aiming to create and share with our sphere of influence? On this episode, REALTOR, marketing strategist, philanthropist and Gig Harbor’s local connector and agent of choice, Paige shares how she designed a successful business around her life, local area, her zone of happiness, and authentic online marketing in just 2 years and 4 months.
Quotes
The shortest distance to a conversion that you can get virtually is by showing your face as a human.
-Paige Schulte
Getting focused on who I was showing up to serve helped create really deep roots quickly rather than trying to be everything to everyone.
-Paige Schulte
The more focused you get on a single thing, the better off you’re going to be and the bigger you’ll grow.

Key Points
How to run a manageable business as a new agent
As a solo agent building up your business, hire freelancers and once-off contractors. By not committing to a full-time staff, you won’t get hampered by a bunch of fixed expenses, which is crucial in the early days.
The most important asset we have in this business
In the digital space, your email list is the only thing you own so put a lot of work into building and nurturing it. We should be leading people away from our social media channels and towards our websites so that we can get them on our lists. If we’re doing marketing to get them to our websites, we shouldn’t make them fall back into the black hole by leading them back to our social media. The goal should be to move people from social, to the website and email list and then to a face-to-face relationship
The power of having a niche business
Most agents feel like they need to be serving everybody to succeed, Paige has proven that it’s actually the opposite. She serves a specific micro-market and client, and it has allowed her to become the mayor of that area and get really deep and detailed when it comes to her knowledge. It has made her a true expert in her niche, and she can create really specific content, and knowing the micro-markets, and being data driven makes it more likely she’ll close a client.
Summary
On this episode we discussed;
- The importance of focus and niching down
- Why there’s still so much opportunity in video content
- Why Paige chose to go deep, not wide on her social media platforms
- Referrals and why they are the best return on our time
- How she nurtures her email list, and repurposes content
Closing Paragraph
In business, the narrower our focus, the more of a true expert we can become. When we focus on micro-markets and serving a specific type of client, we become the mayor of that location and this allows us to become more data-driven, make more relevant content and really speak to the people we want to serve. We can replicate Paige’s success by following her steps. Identify the location you want to dominate, identify your ideal client, and then choose one form of content and one platform and do that really well. If we become consistent and niche down our business, we can grow a business that makes us happy, gives us freedom and also brings in stable income.
