    You said “FHA is almost dead in the water right now in Phoenix.” Why is that? FHA is the ONLY way many people, especially those first-timers, will ever get into a home nowadays. Why is FHA not working out in AZ? Condition or deferred maintenance matters that sellers are unable to address? Insurance? Something else? How do you address that?

    Buyer totem pole – cash, more cash, conventional 20% down, all other conventional, FHA, then Va. Sellers know FHA appraisals are consistently lower (by a lot) than conventional. Leaving them less likely to accept an FHA offer because these buyers cannot pay the difference between FHA’s value and the market value. Sellers know its a hot market and a cash or conventional buyer will yield them 5-15% more for their home.

    Call me maybe was not used on the buyer that wanted to punch Kyle in the face but is actually used for fun (as ate many others) when people just won’t call us back. Believe it or not people get a kick out of it and will call back just to say it was funny. Thus opening the door to a relationship. Lead gen is fun!
