    We have another team in our office that has just formed and they are marketing other agents in our office solicitating their business for 5% more referral fee if they pass their short sale referrals to them. We as a team have decided to not have the uncomfortable conversation with them and have decided to rather sit back and watch the other team implode. A business based in undercutting and stealing other peoples business is bound to fail. We have strategically decided to not start a war and just watch. With clients we have the uncomfortable discussions the second they come up, while simultaneously having the uncomfortable conversation with the party on the other side of the contract ( usually including the information that we have backup buyers) then we sit back and see what kind of solutions they come up with independently . It’s amazing that they usually both meet each other half way without a battle. We get rid of bad help immediately. And partners in the business and marketing products get evaluated often. You have to choose your battles! Especially because shirt sales are a battle in and of themselves .
