    Some other agents in my office “tried” the attorney route with very bad results. I have never heard of a plus 50% short sale success rate of an attorney firm. They always use scare tactics and thats why new agents or agents that do not know how to close a short sale use them…
    At the end of the day, YOU, the agent that the seller picked, cares more about closing the short sale than any attorney firm does… So either get dirty and represent the seller like you were hired to do or hand it to someone that has a proven record!!

    Awesome!!
    I have been FIGHTING for my clients and called the CEO/President’s office (many times) of a certain BoAnk and will be closing this deal TODAY that was pulled back from the foreclsoure process two days ago. You are sooooo right, NOBODY is going to fight as hard for our clients as we are!

    Thumbs up to you. Our real estate attorneys told us that we are not attorneys and cross the line when we negotiate a short sales. We could get ourselves in a lot of trouble. He based it on the laws governing Georgia.

    At this point short sales are less than 1/4 of my business. I am very committed to this aspect and want to help as many people as I can who are facing foreclosure. I could not agree more with fiduciary duty and that we agents have the obligation to get the deal done in the best interest of our clients. I have worked endlessly keeping cases on track, helping a seller get federal tax liens removed, negotiating vigorously with buyer agents to keep buyers committed, etc. So far I have used 3 top area title companies who have depatments set up for handeling short sales. Most of my clients were pro bono and a few clients were happy to pay the current title company $500 upfront. In turn, they met with the attorney for a one on one consultation (which is advised in our area’s board addendums) who gathered all the financials along with my clients listing paperwork I provide. The title work is oredered up front, which is never done in a regular transactions. I have closed 6 short sale listings through these various offices with one approval in the pipeline to close next week, and 2 more in the final stages. I have 100% success rate so far. Each of these attorney’s offices had the stats for over 40 closed short sales. I believe this current office can meet the criteria of a success rate you mentioned and I have invited that attorney to your Maryland crush it! I want to take my short sale business to the next level and have been inspired by watching you guys daily. It’s my goal to carry 25+ short sale listings in the future. I am interested in building my current team with my daughter to take on the business of negotiating directly with bank. I don’t think I can be confident to hand over too many cases to anyone of these offices since it could put them in overload!! I’m ready to CRUSH IT!

    Let me first start out by saying that I agree with you guys 100%, however you had on SSPH about a month ago a broker in San Diego who has a relationship with an attorney who negotiates his short sales and didn’t charge for that service. I was intrigued so I called him and he referred me to a lady in charge of that department. She told me that their closing ratio was over 86%. I didn’t believe it and I still don’t believe it but I’m a little confused about your message, which again, I agree with totally.

      Hey JB – Just for clarification you are talking about webshortsale.com . Which yes it does have an attorney aspect to it, it is not an attorney negotiating the files. The program is built around the Real Estate Agents who negotiate the Short Sales.

    Here in North Carolina, if a NOD is filed, we have to get out of the way and turn the file over to an attorney. Also, here in NC, the real estate commission and bar are slowly eroding away what we can do so I feared my business slipping away. I think this attorney issue may be like any lousy third party (like a bad inspector or incompetent lender), I worked with my attorney to help develop his short sale staff and process it’s a huge win-win relationship. His guys are in the same training as I am, attending Five Star and other events. The issue is that so many attorneys see short sales as a profit center – as a way to overcharge and under perform that has led so many to feel as you guys do. See you at mega

    I would like to hear a SSPH about title agencies negotiating short sales. That seems to be a trend that I am seeing right now.
