    Thanks Fred and Kevin – that was a blast. I realize that I didn’t fully answer Kevin’s last question. The investor pays us 3% of the tax asssessed value to buy at auction. If there is enough margin they can pay us and still pay the other agents. Sometimes the commission to the cooperating agents is reduced slightly, but it’s better than nothing.

    Sounds like a great idea, but….are you not seeing that in most cases the opening bid at Auction is often greater than FMV for the property?

    That seems to be the case in my area, and most go back to the bank for that reason.
